Sale of woodland near Grafham Water is rare chance to own a wood in country’s least wooded county

An ancient wood near Grafham Water that comes complete with sporting rights to shoot game is being sold.

The 4.2 acres of woodland, called Manor Wood, is subject to a 999-year lease which expires in 2957 and is being sold for offers over £90,000.

It is divided into three sections and contains a variety of trees, including Scots pine, Norway spruce and western red cedar. There is also a mixture of established oak, ash, sycamore, birch, cherry and hazel.

The eventual owner will be able to shoot pheasants and woodcock, wood pigeons, squirrels and all vermin, and stalk deer which are common in the area.

In the centre of the wood there is clearing and the framework of a large timber building has been constructed and this has planning permission.

Documents indicate that the land has been under continuous tree cover since at least 1600 AD.

Manor Wood is being sold by John Clegg & Co, a chartered surveyors and forestry agents based in Buckinghamshire. The company expects to sell in excess of 100 woods each year, but as Cambridgeshire is the least wooded county in England, this represents an rare opportunity for someone to own their own wood in the region.
